Happy 2021!!! Jacqui is always great in rendering an impeccable service. Well deserved promotion! I want to give a shout out to Jordan as well!!! He is always very cordial and well informative assisting me with my issue and inquiries. He is always warm, friendly and professional in dealing with tenants both in person and over the phone. Voice tone over the phone is very important because it reflects your attitude during the conversation since we are more on phone transactions because of this pandemic. He would easily pass the 24 Hr window in addressing issues given on your portal... even respond within less 30 mins. I havent finished writing this review ... he called and followed up in a heartbeat! Excellent customer service is not even just a skill, it is a gift. Either you have it or you dont.

1/5If your property uses this, don’t sign the lease.
My current property I’ve lived at for 4 years. 1 1/2 years in they switched to this because their book keeping was horrendous. Causing people who actually paid on time to get false evictions. First set of management and workers were good about using this and also posting the receipts to our doors for our records. Now, good luck. Property management has the control to just delete everything. I can only see my payments through the portal from May of this year. Not any further back. To add to that, property managers will access the portal and delete maintenance requests whether they were addressed or not. Like I can not see any past maintenance requests at all. It’s shady. It’s bad enough the property is toxic enough but Entrata is only enabling the power tripping managers to hide their lack of work. It should not give managers the power to delete work orders from however long ago, completed or not. And the fact that you cannot go past a year, if that, to see your full ledger of charges is dirty. And I wish it was easier to get a hold of someone helpful within Entrata’s customer service but it’s not surprising that the automated menu hangs up on you. For Entrata: Don’t give properties these powers. Do better for tenants. Especially those of us living in horribly managed complexes that are barely inhabitable. Hold the bigger guys accountable not the people living paycheck to paycheck. Feel free to reach out to me if you would like this review to be revised with a better rating. 😐

1/5Payment Interface Flaw
First, the portal is OK with certain functions like maintenance requests, and seeing messages from the landlord. That’s about it with the pros! On to the CONS of the portal especially when it comes to payment processing. In my situation I split the rent with someone else who also has their payment account in the portal. The problem comes down to when you switch from one payment account to the other, AND edit the dollar amount. When you use the drop down menu for your payment accounts and select a different account, then enter a different dollar amount and click save it would appear initially that you have chosen the payment account you want to use since it’s the only one that now appears on the payment submit screen. HOWEVER, you have to check the circle again in order for it to be used. In my case, I clicked Submit Payment and the wrong payment account was used by defaulting to the previous account. This resulted in me having to pay an $85 NSF fee. So, if you plan on using the payment portal with multiple payment accounts then be sure to click the circle twice. Once on the drop down menu, and again on the payment submit screen. The property manager refused to refund the fee, and claims no responsibility. This was my experience, and going forward I would highly recommend using money orders instead of technology in my opinion.

1/5Inspection reporting is so bad it feels malicious
I haven’t used much of the other parts of the app, so I can’t really say much about it other than it does what it needs to well enough. That cannot be said about the inspection report. For one, there is a 200 character limit on report items, which is not stated anywhere in the UI. In addition, there is another issue; semicolons get replaced with a space, which could change the meaning of what a report item says. Photo uploading is absolutely garbage. It does not automatically save photos, and sometimes fails to ask you to save before exiting. And when it does ask you to save, sometimes it simply won’t save. Or it will “double save” doubling all of the photos. When it does this is entirely arbitrary. This app has single-handedly turned what could’ve been performed in a few hours into a multi day time crunch (the inspection had to be completed 48 hours after receiving notice). As a computer programmer myself, these issues make absolutely no sense. I don’t want to claim that this is maliciously done, but it is very difficult for me to understand how something this broken in this many ways could be shipped as a product without having these issues fixed. Especially since this app has been around for a while.

1/5Accessibility issues with latest version of resident portal app.
I am running iOS 18.1.1 with the VoiceOver screen reader. There are a number of issues with the payments tab in resident portal using a screen reader. First, I attempt to double tap the expand button for the payment methods selector. This gesture for a blind or low vision user does not work. Furthermore, I have to turn on Screen, recognition and image recognition for the Apple Pay and money order options to even be visible with voiceover. Note, that these issues started with the adoption of the new one tap payment system. Likewise, I double tap the other payment amount button to key in a custom value, And this cannot be selected using the typical voiceover gesture either. I contacted customer service and was told that no support was provided for residence, even though accessibility in the ability to pay rent independently are essential functions. There should be a system in place to reach a developer if accessibility issues arise. Do better, Entrata. This was working correctly in the previous version, and I do not understand why accessibility had to be broken with the latest addition. Also, if I double tap the memo button to add a payment note, the screen is not read off at all, and the keyboard does not appear.
