I would recommend this complex to anyone. I absolutely love my little apartment. It’s almost 2 years. I’ve been here. And I have referred it to quite a few people. I’m older and disabled out of everywhere. I’ve lived this year is the best landlord I have ever rented from. Very professional and keeps his word when they say they’re gonna fix something they will fix it. I see him out here mowing sometimes twice a week himself maintenance is wonderful and has went above and beyond for me by helping me get an air conditioner installed if you’re looking for a small clean apartment for maybe one or two people I would highly recommend calling Mark Francis. He also has other properties too. I think Huber Heights In Piqua, too.. I would give a 10 star if I could plan on staying here the rest of my life.

Personally I think this app is basic. This might be due to the restrictions the admin has set for our tenants and it’s not used to it’s full potential. I can easily pay which is convenient then mailing a check. from a user perspective this app is great for the landlord, to track payments, share leases and announcements. From a TENANT perspective I don’t think this is beneficial aside from the ease of submitting payments. I can submit a request but nothing else can come from it unless the landlord chooses to do something with the request. Comparing this to a incident based ticketing system, this is a very basic and poor app. There are no requirements from a landlord. there should be SLAs set to request; a water leak could be ongoing, yes it’s tracked, but the landlord could do nothing about it for the lifetime of your lease. You could be living with mold and the app doesn’t pressure the landlord to resolve it. There’s no accountability. Only the accountability for payments. Requests should be auto closed if there are no responses from the admins. I have requests sitting there from over a year unanswered and they’re still NEW a year and half later. It doesn’t even show the state of a request. I.E, if it has been open, reviewed, work in progress and completed. It only shows “new” and “closed”. I never know it’s even reviewed, nor read. It’s not required to put comments in their from a Landlord perspective. This app requires a lot of work. From a tenant perspective, I think this app is useless until they put more work in it and rather mail check in or use Venmo, PayPal or Zella thru my bank.

1/5Only one Tenant can use the app and can only use one bank account or credit card with huge fees!
Takes forever to process payments and pull from your account , and the alternative credit card transaction fees are insane on transactions of several thousand dollars… also only one household member can download the app to manage their rental portal account, which is a pain when multiple people are responsible for paying the bill, because only one party can use the app and only one credit card and one bank account can be added for payments. Roommates or spouses are expected to pay each other back or even put separately: which is ok, but very inconvenient for households who split bills. Also, uploading photos, receipts , of submitting requests on the app is pointless even for documentation sake, you’ll be dealing with your property manager who admins the app and payment portal and sending cashiers checks in person due to the fees and problems this app causes for you…. I was excited to move somewhere that had a payment portal and account management system that made making payments and splitting bills to budget easier, but this has not been great due to the limitations I mentioned above.

2/5Autopay doesn’t work
Hello. I just got docked for a late payment recently and can you please look into this problem? I don’t get an emails saying that I enrolled in Autopay and it doesn’t process through on the date you want to pay your bill. Upon saying that it works fine if I pay month by month instead of Autopay and I receive an email saying I paid. I wasn’t to happy speaking to the apartment managers because I spoke to them stating that my payment didn’t go through on Autopay using the same bank account that I always been using since I been living in my apartment from day one but I got turned down saying it was my bank. So I take their word for it and call my bank and they said autopay was not processed and nothing on their end was wrong and I had no restrictions on my account. The whole point I am saying is that if there is supposed to be autopay feature in the Resident Center app it better work because for me based off my discovery the Autopay feature failed me and it am suffering a $50 late fee plus my regular monthly bill because an app didn’t process the transaction when it was supposed to.

We rented one of these apartments for my son while he went to college there. The staff was top notched. There anytime we had a question. The place was very clean and quiet. His apartment overlooked the water it was gorgeous. He loved all his neighbors he unloaded his groceries everytime and never worried about anyone going in his apartment in between trips. Any time they had to spray or do maintenance they called ahead of time. They were helpful with everything because they knew we were from out of state. I can’t say enough good things about this place and the people the run it. Very good experience
