2. 1/5AppFolio might care about property management but not about end users

   First of all, absence of a submit a feedback option is a huge sign that the company does not care about customers. Having to write a public feedback in AppStore is the only option. There is absolutely no way to contact support team with a support ticket either. The issue: the newest update had a major change in submission of maintenance request. Now there is an extraordinary annoying AI concierge chat instead of a normal maintenance request and it takes much more time now to submit a request. While I understand that the idea was to make it more convenient, this update forces residents to face inconvenience. AI chat does not let an option to write a comment explaining situation in details. It identifies semantic problem but does NOT let you write a note for maintenance team. It just chooses whatever standard entry field it has. Same with attaching images. I had to write an "Update" to the request even though it was not an update, but simply clarification that is often crucial for smoother processes. That would be wonderful if the app gave an option to submit request manually OR choose AI chat. Forcing residents to go through this far-from-perfect AI chat is really not a good update. For now it's just an extended time for maintenance request submission and additional headache.

3. 2/5Maintenance Text messaging don’t work

   I’ve used this app and company across 4 different property maintenance companies. I have NEVER received any text messages or emails from any maintenance staff. I have reported the issue to 3 of the companies & seen no fixes. 2 of those companies I talked to maintenance directly and they reported that they have been sending messages to be before they come by. I assume they’re sending messages through AppFolio software & app folio has just not fixed this issue in over 5 years. This issue is definitely putting the property management companies that use this software out of compliance with the law. My most recent company reported the issue to the software company & the issue was identified as dropping the +1 from the phone number. If this issue didn’t exist , I would give 5 stars.

4. 3/5Portal Access Difficulty

   Forget it trying to place a request for something that is broken within the 10 days of move in. You have to pay you utility bill ahead of time which for us was the water bill before moving in to be able to even access the portal. To place a maintenance request.

5. 1/5AI Concierge is stupid

   I have only had to deal with this app for a week, but every single time I use it, it thinks it knows more than I do about the problem. Today I have a toilet where the tank will not refill after flushing, and it will only put in a maintenance request for toilet running consistently. The toilet is not running at all. Every single time I use this app I have problems such as this. It is horrible. A complete waste of my time, and confusing to apartment management, and maintenance.
