    I did not put a lot of money into Fundrise when I started roughly a year ago. Looking back all I can say is that it feels like a scam. The value of my investment consistently dropped (not by an extreme measure but a little each day). I thought this may just be normal as I have invested in many things and obviously sometimes certain investments hit rough patches. It got to the point where I felt as though I should withdraw my money, so I put in a request. I thought it was odd that it said it would not be reviewed for about 4 months (Jan 2024), and now the value has depleted at a much faster rate. I just find it odd that it has not went up a single cent a single day, and once I decided it wasn’t worth more loss, it started decreasing at a significantly faster rate and my “request” STILL hasn’t been evaluated? Seems like a scam so people will pull their money, and then while waiting for “review” they can basically just pretend that the investment is losing even more money. I would be curious how much of the loss in value is actually money in their pockets.

  2. 4/5Review for the regular guys

    I watched reviews about this before actually putting money into it, and one thing I noticed was everyone putting thousands into it from the start. I was curious how it would perform for just a regular guy so I invested $22 and let it sit for a year to see what it would do. A little over a year I’m looking at a 12.9% loss (a little under $4). Which is about what I expected. Given the state of the economy at any given time you will lose money. This company/app will not make you rich (especially quick). However, I do believe it has a place. I think it has great potential to serve as a retirement account with the potential to appreciate in value. As long as you keep in mind there will be a loss potential. It will not make you rich, it will most likely not bankrupt you, but it does have potential to help grow your financial future.

  3. 5/5Professional and fantastic for everyday portfolio diversification.

    I’ve been with Fundrise since it was rolled out. I was intrigued and curious to grow another personal source of income/revenue. But really I also wanted access to real estate investments that Fundrise purported to offer. These are real locations as Fundrise is descriptive about where they have investments and I’ve seen a couple in person. All I can say is I’ve been very satisfied since. While my account is not huge, it has certainly grown to an amount that can have a real positive impact for me. There have been some downsides but only because of wider economic forces. Yet overall there has been nothing but positive yields. This is NOT a get rich quick vehicle. Never has been, never will. This is an investment(s) vehicle. Investing takes time. This does not happen in 1-2 years. This is a invest an amount and let it grow for 5+ years. 99% of people fail to realize this and wonder why the 1% are where they are.

    I dipped my toes in for about a year now investing $50 each bi-weekly paycheck - not a large amount I know, but I was testing the waters. So far I’ve found they claim on my overview report an 8% return overall. But what’s in the account is barely more than what I’ve put in. They do payout quarterly returns though so that’s nice (I wish they gave an option to reinvest it though.) But the quarterly payout is only 1% return on the investment. And all of the gains left in the account after the payout equals roughly 1%. So between all the gains (2%) I’m actually losing money to inflation. To top it all off, 99.8% of my portfolio is auto-invested in to “private credit” rather than properties - like they largely claim their platform is all about. Between newsletters, notes around the app, and the description about them, I reasonably expected more personal financial focus on property investments; not debt collectors, creditors, etc. to give them the benefit of the doubt, it is possible my account may not be large enough for their algorithm to invest my money in real estate, but this information is not obvious and I don’t care to look into it much further. Tl;dr, not impressed, I plan on taking my money elsewhere.

  5. 4/5Decent returns but redemption process needs better transparency

    I used Fundrise for about 5 years starting in 2021. Overall returns were around 15% all-time, which felt pretty average for private real estate so not bad but not the strong passive income I was hoping for, especially with the volatility and periods where the account was in the red. My main frustration was the redemption/liquidation process. It wasn’t clearly communicated upfront how long it could take (quarterly processing with potential delays), and when I decided to cash out, the money sat in ‘pending’ for weeks even after the shares showed as sold. That part was disappointing and made me lose confidence in the platform. That said, when it mattered most, Fundrise came through faster than I expected on my recent redemption request. The funds hit my account earlier than the full quarterly cycle, which I really appreciated and helped me move forward with a big personal purchase without extra waiting stress. If you’re okay with illiquid investments and longer redemption timelines, Fundrise can works but just understand realistic expectations on liquidity.
